It's one of the most personal decisions a homeowner can make, and there's no universal answer. Whether you should sell your Naples home now or hold off depends entirely on your situation: what's motivating you, how you're using the property, and whether the carrying costs still make sense given your home's current value.

Right now, Naples real estate is in a transitional phase. Inventory has been climbing steadily since early 2024, and as of September 2025, we're sitting at 7.6 months of supply across all property types. That's a significant shift from the sub-one-month levels we saw during the pandemic frenzy, and it signals a market that's moved closer to balance. For context, we haven't seen supply this elevated since early 2020.

More inventory means buyers have options, and they're taking their time. Median days on market has stretched to 86 days in September, up from the single-digit pace we saw just a few years ago. Homes are still selling, but the urgency has cooled. Sellers are also accepting slightly less of their asking price. In September, the median percent of last list price was 94.7 percent, the lowest we've seen in recent years and a reminder that pricing strategy matters more than ever.

Prices themselves have held relatively steady. The median sales price in September was 550,000 dollars, down modestly from earlier in the year but still well above pre-pandemic levels. Naples remains a strong market, just not a frantic one.

So what does this mean for you? If your need to sell is driven by a lifestyle change, relocation, or financial strategy that no longer aligns with owning the home, waiting for a perfect market may not be worth it. Markets don't move in straight lines, and timing them is difficult even for professionals. If holding the property involves taxes, HOA fees, insurance, maintenance, and opportunity cost that outweigh the benefit of ownership, selling sooner may give you more control and clarity.

On the other hand, if you're considering selling purely because you think the market has peaked, it's worth remembering that Naples real estate has proven resilient over time. Inventory may be higher now, but demand for Florida's Gulf Coast remains strong, and well-priced homes are still moving.

Ultimately, the decision comes down to what the home means to you and your goals, not just what the numbers say.
