How Your Tax Rate Is Determined
Your property tax bill is calculated by multiplying your property's taxable value by the combined millage rate of all taxing authorities in your area. One mill equals $1 per $1,000 of taxable value. Taxing authorities include:
- Collier County Board of County Commissioners
- Collier County School District
- City of Naples (if within city limits)

Florida Homestead Exemption
The homestead exemption is one of the most valuable property tax benefits in Florida. If your Naples property is your primary residence, you should file for this exemption.
How It Works
The Florida homestead exemption reduces the taxable value of your primary residence by up to $50,000:
First $25,000 Exemption
Applies to all property taxes including school district taxes. Reduces the first $25,000 of assessed value from your tax bill.
Additional $25,000 Exemption
Applies to assessed value between $50,000 and $75,000, but only to non-school taxes. No exemption on value between $25,000 and $50,000 for this second tier.

Eligibility & How to Apply
Ownership
You must own the property (or have a beneficial interest) as of January 1 of the tax year.
Primary Residence
The property must be your permanent, primary residence as of January 1. You cannot claim homestead on a second home, vacation home, or investment property.
Filing Deadline
File your application with the Collier County Property Appraiser by March 1. First-time applicants must file in person or online. Once granted, the exemption automatically renews each year.
Required Documents
Florida driver's license or ID with the property address, vehicle registration (if applicable), and Collier County voter registration or a Declaration of Domicile.
Save Our Homes Cap
The Save Our Homes (SOH) amendment is a Florida constitutional provision that limits annual increases in the assessed value of homesteaded properties to 3% or the rate of inflation (CPI), whichever is lower.
This creates a growing gap between your property's market value and its assessed value over time, resulting in significant tax savings — especially in appreciating markets like Naples.
Example
If you purchased a home for $500,000 and the market value increased to $650,000 after 5 years, your assessed value would be capped at approximately $580,000 (assuming the full 3% annual cap). You'd be saving taxes on the $70,000 difference.

Moving within Florida? You can transfer up to $500,000 of your accumulated SOH benefit to your new homestead.
Important Note for Buyers
When you buy a property in Naples, the Save Our Homes benefit resets. Your new assessed value will be based on the purchase price, not the previous owner's capped assessment. This means your first-year property taxes may be significantly higher than what the prior owner paid. Always check both the current tax bill and the property's assessed value on the Property Appraiser's website.

Appealing Your Property Tax Assessment
If you believe your property's assessed value is too high, you have the right to appeal.
Review Your TRIM Notice
Each August, the Property Appraiser mails a Truth in Millage (TRIM) notice showing your proposed assessed value and estimated taxes for the coming year. Review this carefully and compare to recent comparable sales.
Contact the Property Appraiser
Before filing a formal appeal, contact the Collier County Property Appraiser's office. They may be willing to review and adjust the assessment informally if you provide evidence such as comparable sales data, photos of property condition, or an independent appraisal.
File a VAB Petition
If the informal review doesn't resolve your concern, file a formal petition with the Collier County Value Adjustment Board (VAB) by the deadline on your TRIM notice (typically in September). There is a $15 filing fee.
Present Your Case
You'll attend a hearing before a Special Magistrate where you present evidence supporting a lower value. Bring comparable sales, photos, repair estimates, and any other relevant documentation. You can represent yourself or hire a property tax consultant.
Receive Decision
The VAB will issue a written decision. If your assessment is reduced, you'll receive a corrected tax bill. If denied, you can further appeal to the circuit court.
