The Best Time to Sell Your Naples Home: A Month-by-Month Guide
If you've been watching the Naples real estate market, you've likely noticed it doesn't follow a straight line. Our market moves in predictable seasonal rhythms shaped by snowbird migration, weather, and buyer urgency. Timing your listing strategically can make a big difference for days on market and overall carrying costs for homeowners.
We're often asked: when should I actually list? The answer depends on your goals and timing, but understanding how each season performs gives you an edge.
January Through March: Peak Season for our second home market
Naples comes alive in January. Snowbirds arrive, serious buyers fly in for long weekends, and showings spike. Looking at recent trends, new listings jumped from around 1,000 in September to more than 2,200 in January 2025. Pending sales follow the same pattern, climbing from roughly 610 in September to 742 in January. This is when competition among buyers is strongest.
Homes also sell faster for well-priced properties. Median days on market in March 2025 sat at 63 days, compared to 86 in September. If you want maximum exposure and motivated buyers, this is your window.
April, May, October, November & December: The Shoulder Seasons
By early spring, snowbirds head north and urgency shifts in second home markets. New listings in May 2025 dropped to 985, nearly half of what we saw in January. Pending sales also declined. Days on market stretched to 62 in May, and sellers accepted slightly less of their asking price compared to the frenzy earlier in the year.
Still, serious buyers remain, especially those looking to make a year around move, buyers who rented for the season and decided where they want to be or buyers planning to renovate over the summer. Listing in late April or early May can capture demand as our season gets longer and with the right marketing strategy, people are purchasing sight unseen more than ever.
In October, sellers begin preparing for the January rush. Listing in October or November positions your home in front of early-season buyers and snowbirds making plans before they arrive as well as buyers who need to purchase by the end of the year for tax purposes. New listings typically climb in November, nearly doubling from summer months, as sellers anticipate the surge ahead.
This is also when days on market begin tightening again. Homes listed now benefit from less competition than January but catch buyers ahead of the crowd.
June Through September: The year around residents make a move
Overall southwest Florida summers are quieter. This is the time when we typically see year around residents make a move before the new school year, second homeowners from other parts of Florida who want access to our incredible beaches and buyers who feel comfortable purchasing sight unseen when listings have the right marketing.
Many sellers in second home areas pull listings during this stretch to avoid the stigma of extended days on market, planning to relaunch fresh in October or November. That being said, the marketing approach can make this a great time to sell with less competition as others who didn’t sell during season pull their home off the market.
