We’re watching some interesting patterns in both communities this season. Park Shore currently shows 160 homes for sale, down from 203 in April, a typical seasonal pullback as summer approaches. The Moorings is tracking the same shift, with 154 active listings, down from 187 the month before.
What stands out is how much inventory both neighborhoods have built compared to 2023. Park Shore has roughly doubled from the 103 homes available that January, while The Moorings has more than tripled from just 70. For buyers, that means considerably more room to be selective than we’ve seen in recent years.
Park Shore: Vertical, Resort-Style Living
Park Shore suits buyers drawn to a more vertical, resort-style rhythm. The beachfront towers along Gulf Shore Boulevard set the tone here, Gulf views from the 20th floor, an evening walk to dinner at Venetian Village. We’re seeing strong interest in buildings like Le Rivage, Provence, and The Savoy, where direct beach access meets true walkability.
Beyond the towers, Park Shore also offers elegant single-family homes, many waterfront. Its central location puts residents minutes from both Waterside Shops and downtown Naples, which makes it a natural fit for those who want to be close to everything.
The Moorings: A Quieter Address
The Moorings takes a different approach. While a handful of high-rises sit along Gulf Shore Boulevard, the neighborhood leans toward single-family homes and low-rise condos. Streets like Crayton Road and Mooringline Drive carry everything from updated mid-century homes to new construction.
What sets The Moorings apart is its private beach park, reserved exclusively for residents, along with an extensive network of canals and bays that make it a natural fit for boaters. We find The Moorings draws buyers who want a more traditional neighborhood feel without giving up easy access to the beach and water.
Price Points
Entry points differ between the two. In Park Shore, interior condos start around $600,000, while beachfront penthouses command $10 million or more. Single-family homes typically begin near $2 million for non-waterfront properties.
The Moorings offers a bit more range at the entry level. Older condos away from the water can start under $500,000, while bayfront estates reach well into eight figures. The wider mix of home styles, from villas to estates, gives buyers more price points to work with.
Finding the Right Fit
For us, the choice between Park Shore and The Moorings comes down to lifestyle. Park Shore fits buyers who want the energy of beachfront towers, walkable dining, and a more cosmopolitan pace. The Moorings fits buyers who prefer a quieter setting, value the privacy of a residents-only beach, or want more single-family options to choose from.
Both neighborhoods hold their value well and offer a strong quality of life. With healthy inventory in each right now, there’s time to look closely before deciding.
