This early-year performance signals steady underlying demand in one of Naples’ most thoughtfully designed gated communities.

The return of buyer activity in Q1 reflects a familiar Naples pattern. Seasonal demand re-emerged following the holiday slowdown, with buyers re-engaging as inventory became more visible and market conditions stabilized. While total sales volume held relatively consistent year-over-year, the pace of activity suggests a more confident and deliberate buyer pool.

This is further supported by pending sales data. A total of 48 properties went under contract in Q1 2026, up from 40 during the same period last year. February and March each recorded 18 pending sales—the strongest monthly contract activity since March 2024. This indicates that buyers who paused at the end of the year have returned with clarity and intent.

Pricing Trends and Property Mix

The median closed price across all property types reached $1.7 million in Q1 2026, reinforcing Isles of Collier Preserve’s positioning within Naples’ upper-tier communities. However, pricing continues to reflect a wide range depending on property type.

Single-family homes significantly outperformed condominiums in terms of price. In March, single-family homes reached a median of $1.9 million, while condos settled at approximately $822,500.
