Market Analysis

Summer is usually a slower season across Naples, but buyers in Isles of Collier Preserve stayed active through all three months of the quarter. Closings and new contracts both rose well above last year, while the number of properties for sale stayed lean.
At the same time, new listings picked up in September, giving buyers more to consider heading into the fall. How that new supply is absorbed will shape the coming season.
Sales Activity Rises
Isles of Collier Preserve recorded 33 closed sales in Q3 2026, compared with 24 in Q3 2025 and 13 in Q3 2024. August was the busiest month of the quarter with 14 closings, followed by 10 in September and 9 in July.
The year to date picture is stronger still. Through September, the community has recorded 110 closed sales, up 41.0% from 78 over the same period in 2025. That total already exceeds the 98 sales recorded in all of 2025.
Pending sales point to continued demand. A total of 32 properties went under contract in Q3 2026, up from 22 a year ago, with at least 10 new contracts in every month of the quarter. Year to date, 118 properties have gone under contract, compared with 84 through September 2025.
Pricing Reflects the Mix of What Sold
Monthly median sales prices were $1,500,000 in July, $1,037,500 in August, and $1,018,750 in September. Each month came in above the same month of 2025, when the median ranged from $730,000 to $797,500.
With 9 to 14 sales a month across several property types, the median shifts with what closes. A month that includes more single family residences will read differently from one weighted toward cottages or villas, so these figures say as much about the mix of sales as about value.
Inventory Remains Lean
Isles of Collier Preserve averaged 39 properties for sale in Q3 2026, down 11.4% from an average of 44 in Q3 2025. Inventory reached 35 listings in August, the lowest count since September 2023, before rising to 41 in September. That is less than half the 85 properties available in March.
New listings rose to 41 for the quarter, up from 31 a year ago. September brought 24 new listings, the most for any September in at least four years, as more owners prepared for the season ahead.
Days on Market
Properties took longer to go under contract this quarter than a year earlier. The median was 116 days in July and 111 days in August, compared with 85 and 41 days in 2025. September was quicker at 43 days, close to the 32 days recorded in September 2025. With a small number of sales each month, a few longer marketing periods can shift this figure noticeably.
Interpreting the Shift
Rising closings, stronger contract activity, and a lean supply of listings point to steady, healthy demand in Isles of Collier Preserve. Buyer activity remains consistent, and properties that are priced and presented well continue to attract strong interest.
For buyers, selection has been limited through the summer, although the September rise in new listings offers more options. Having priorities and financing in place makes it easier to act when the right residence appears.
For sellers, demand is the strongest it has been in recent years. Thoughtful pricing and presentation still matter, particularly as more listings arrive this fall.
Looking Ahead
As Isles of Collier Preserve enters the fourth quarter, the key question is whether the pace of new listings will continue to build and how quickly buyers absorb it. With sales already ahead of last year's full total, the community enters the season from a position of strength.
Isles of Collier Preserve's fundamentals remain strong. Its preserve setting, resort style amenities, network of waterways and trails, and proximity to downtown Naples and Bayshore continue to support long-term demand.
