Market Analysis
As the season begins, the October numbers describe a Lee County market with noticeably tighter supply than a year ago. Across all property types, Lee County recorded 1,407 closed sales in October, down 4.1% from a year earlier, while sales so far this year are up 10.5% to 17,818. Listings for sale fell 17.1% to 10,034, months of supply dropped from 7.8 to 5.8, and the median sales price was $352,000.
Single family homes and condominiums are moving in different directions, so we look at each on its own below.

Single Family Sales Ease While Condominium Sales Rise
Lee County recorded 1,055 single family closed sales in October, down 7.5% from 1,141 a year earlier. Condominiums moved the other way, with closed sales rising 8.0% to 352, up from 326 in October 2025.
The year to date view is positive for both. Through October, single family closed sales are up 6.5% to 13,113, and condominium closed sales are up 23.3% to 4,705, the strongest year to date gain of either segment.

Pending sales, which point to the closings ahead, eased slightly. Pending single family sales fell 9.5% to 1,025, while pending condominium sales held close to last year at 353, compared with 362.

Inventory Is the Story
Supply came down substantially in both segments. At the end of October, Lee County had 6,883 single family homes for sale, down 16.3% from 8,225, and 3,151 condominiums for sale, down 18.8% from 3,882.

New listings also slowed compared with last year. Single family new listings fell 10.8% to 2,038, and condominium new listings fell 21.6% to 869. Both rose from September, though, as more owners prepared for the season.

Months of supply tells the story most clearly. Single family supply stood at 5.4 months, down from 6.9 a year ago and from a peak of 9.1 in March 2025, placing the segment close to balance. Condominium supply fell to 7.0 months from 10.7, roughly half its March 2025 peak of 14.3.

Single Family Prices Hold, Condominium Prices Soften
The median single family sales price was $382,500 in October, essentially unchanged from $384,146 a year earlier. Median single family price per square foot was $219, compared with $220.

Condominium pricing continued to soften. The median condominium sales price was $266,250, down 4.9% from $280,000, and median condominium price per square foot was $184, compared with $199 a year ago, matching the lowest level in the data back to 2023.

Properties Are Selling Faster
Single family homes went under contract in a median of 52 days, a week faster than the 59 days recorded last October. Condominiums showed a much larger change, with a median of 58 days compared with 94 a year earlier.

What It Means for Buyers and Sellers
For single family buyers, stable pricing makes planning easier, though selection is tighter than last fall. For condominium buyers, softer pricing continues to create opportunity, but residences are selling faster than they did a year ago.
For single family sellers, there is less competition and pricing has held. For condominium sellers, buyers are active but price conscious, so pricing in line with recent sales is the clearest path to a timely result.
Looking Ahead
Lee County enters the season with balance on its side. With supply well below last year's levels in both single family homes and condominiums, the market heads into the busier months on firmer footing than it did a year ago. The key question for the season is how quickly buyers absorb the rise in new listings.
