August Sales Activity Improves as Market Time Declines

Sales Activity Gains Momentum
Lee County recorded 1,594 closed sales in August 2026, up approximately 4 percent from 1,537 sales in August 2025.
Pending sales also increased, reaching 1,625 for the month compared with 1,522 a year earlier, an increase of approximately 7 percent. New listings rose to 2,337, about 3 percent higher than the 2,269 new listings recorded in August 2025. Together, the figures show more sales activity and more properties entering the market compared with the same month last year.
Pricing Trends Vary by Property Type

The median sales price across the Lee County market was $355,000 in August, compared with $352,000 in August 2025. That represents an increase of approximately 1 percent year over year. The median percent of last list price was 96.8 percent, compared with 96.7 percent a year earlier. This means the typical closed property sold at just under 97 percent of its final asking price.
Properties Are Selling Faster

The median time on market was 62 days in August 2026, down from 66 days in August 2025. That is a decrease of four days, or approximately 6 percent, compared with the same period last year. While market time can vary significantly by property, location, condition, and price, the overall Lee County figure shows homes moving somewhat more quickly than they did a year ago.
