Marco Island Real Estate Market Update

July 2026

The Marco Island real estate market showed stronger sales activity in July, with 76 properties sold, a 31% increase compared with July 2025, while overall inventory declined significantly. Sales volume also increased, although results varied considerably between single family homes, condominiums, and vacant lots.

As a unique coastal and second home market, Marco Island can experience meaningful differences between property types. July’s numbers highlight that distinction, with single family homes and condominiums following somewhat different trends.

Sales Activity Gains Momentum

A total of 76 properties sold in July, up 31% from the same month last year. Condominium sales led the increase, with 42 condos sold, up 75%, while lot sales increased 33%. Single family home sales totaled 30, down 3%.

Total sales volume reached approximately $100 million, an increase of 38% year over year. Single family home volume rose 26% to $62 million, while condominium volume increased 38% to $30 million.

Overall, the increase in transactions and sales volume points to stronger activity across the island, particularly within the condominium market.

Inventory Declines

One of the most significant changes in July was the decline in available inventory. Marco Island had 409 properties for sale, down 35% from July 2025.

Inventory declined across all three property types, with 129 single family homes, 244 condominiums, and 36 vacant lots available for sale. Single family inventory was down 37%, while condominium inventory declined 30%.

For buyers, this means fewer properties to choose from than a year ago. For sellers, reduced competition may create a more favorable environment, particularly for properties that are well positioned within their respective market segment.

Pricing Trends Vary by Property Type

Median pricing presented a mixed picture in July. The median sales price for single family homes increased 19% to $1.6 million, while the condominium median declined 14% to $550,000. The median price for vacant lots increased 78% to $1.2 million.

These differences reinforce the importance of looking beyond broad islandwide trends. Marco Island’s waterfront location, boating access, views, condominium building, property condition, and individual neighborhood can all have a significant impact on value.

Market Time Remains an Important Factor

Properties averaged 178 days on market overall, an increase of 106% compared with July 2025, although the results differed substantially by property type.

Single family homes averaged 88 days on market, down 25%, while condominiums averaged 142 days, up 50%. Vacant lots experienced the largest increase, averaging 304 days on market.

The decline in market time for single family homes is encouraging for sellers, while the longer timeline for condominiums suggests buyers remain more selective within that segment.

The Bonnycastle Perspective

July’s numbers show renewed activity in the Marco Island market, but also important differences between property types. Overall sales increased, sales volume grew, and inventory declined substantially from a year ago.

Single family homes saw higher median pricing, lower inventory, and shorter market times, while the condominium market experienced a significant increase in sales despite lower median pricing and longer market times.

For buyers and sellers, these differences make it especially important to understand the market at the property and community level rather than relying solely on islandwide statistics.

As Southwest Florida approaches the fall and winter season, inventory, pricing, and buyer demand will be important trends to watch. For now, Marco Island enters the coming months with considerably less inventory and stronger overall sales activity than a year ago.
