Sales Activity Gains Momentum

The Marco Island real estate market continued to show stronger sales activity in August, with 68 properties sold, up 26% compared with August 2025.
Condos led the increase with 38 sales, up 58%. Single family home sales increased 8% to 26, while lot sales declined 33% to 4.

Total sold volume reached $95 million, up 17% from the same period last year. Condo sales volume was particularly strong at $37 million, up 162%. Single family home volume totaled $55 million, down 12%, while lot volume was $3 million, down 75%.
Inventory Continues to Decline

Inventory declined significantly across Marco Island, with 378 properties available for sale, down 34% from August 2025.
There were 128 homes, down 35%, 211 condos, down 29%, and 39 lots, down 49%.
The lower inventory level means buyers had fewer properties to choose from compared with the same period last year, while sellers entered a market with less competing inventory.
Pricing Trends Vary by Property Type
Pricing continued to vary significantly depending on property type.

The median sales price for single family homes was $1.6 million, down 16%. Condos had a median sales price of $663,000, up 26%, while lots had a median sales price of $503,000, down 72%.
These differences demonstrate why looking at the overall Marco Island market alone does not tell the complete story. Property type can have a significant impact on pricing trends.
Properties Are Selling Faster
Properties also spent considerably less time on the market in August.

The overall average was 77 days, down 43% from August 2025.
Single family homes averaged 50 days, down 49%, while condos averaged 129 days, down 4%. Lots averaged 51 days, down 70%.
The shorter market times across the major property categories point to stronger overall activity compared with the same period last year.

August data shows a Marco Island market with stronger sales activity, significantly less inventory, and shorter market times.
Condo activity was particularly notable, with sales increasing 58% and sales volume increasing 162%. Single family homes also continued to see solid activity, while the lot market experienced declines in both sales and volume.
For buyers and sellers, the numbers reinforce the importance of looking beyond islandwide statistics. Property type, location, condition, and pricing can all play an important role in how an individual property performs.
