November 2025 market data points to a more measured Naples real estate environment. Pending sales rose 16.9% and closed sales increased 9.8% year over year, even as median prices softened modestly. Inventory edged up 1.6%, and days on market extended to 104 days—underscoring the importance of accurate pricing and hyper-local strategy. The latest NABOR® data for November 2025 shows a Naples market that is adjusting thoughtfully to a more competitive, post-pandemic landscape.

Buyer demand remains steady, pricing expectations are becoming more realistic, and market performance continues to vary widely by neighborhood and property type.

According to the November report, pending sales increased 16.9% year over year, rising to 856 contracts compared to 732 in November 2024. Closed sales also showed healthy momentum, up 9.8% with 502 transactions recorded. Inventory increased modestly by 1.6% to 5,757 properties, while days on market continued to lengthen, now averaging 104 days.

Pricing trends reflect this recalibration. The overall median closed price declined 4.9% year over year to $546,950, marking the seventh decline in the past eight months when compared to the same period in 2024. Broker analysts noted more than 1,000 price reductions during November—an indication that sellers are moving away from aspirational pricing and toward strategies that support successful closings.

What this is telling us is that for well-priced properties, there are buyers out there. Sellers who are realistic about pricing are positioning themselves to get their homes sold.”
