Naples Market Report - October 2025

The latest NABOR® data for October 2025 shows a market that is becoming more active while still maintaining a healthy level of balance.

Inventory is rising modestly, buyer activity is strengthening, and hyper-local performance continues to vary from community to community.

According to the October report, overall inventory increased just 7% compared to October 2024, even as new listings jumped 27%. At the same time, buyers are clearly more engaged than they were a year ago: pending sales rose 49%, and closed sales increased 33%. This combination of rising supply and strong demand has created a more dynamic market than we’ve seen in recent months.

Here at Bonnycastle, we’re seeing that activity firsthand across Naples. Some neighborhoods and price points are moving quickly, while others require more patience and strategic positioning. As Elizabeth shared in our monthly video update, “I’m seeing activity all over the board; some things are moving slowly, others much faster. This is especially true in a market where overall numbers only tell part of the story. Micro-markets such as Old Naples, Pelican Bay, The Moorings, Grey Oaks, and golf- or waterfront-focused communities each continue to behave differently based on demand, renovations, seasonal timing, and price point.
