The Naples real estate market in March 2026 demonstrates a return to balanced conditions with median prices holding at $575,000 and inventory levels providing buyers more options than recent years. Pending sales activity remains robust at 1,093 transactions, signaling continued demand despite increased competition.

As we close out the first quarter of 2026, the Naples real estate market is continuing its transition toward more balanced conditions, but the headline story this month is not a slowdown in demand. Instead, we are seeing buyers become more decisive as pricing expectations between buyers and sellers begin to align more realistically across the market.

March activity showed a meaningful increase in engagement compared to this time last year. Pending sales rose 15% year over year while closed sales increased 27%, signaling that many buyers who had previously remained cautious are now moving forward on properties that are properly positioned within current market conditions.

This is an important distinction because today’s market is no longer rewarding aspirational pricing in the same way it did during the peak of the post-pandemic surge. Buyers remain active, but they are highly selective. Properties that are well presented, appropriately priced, and strategically marketed are continuing to transact, while homes priced above market expectations are generally experiencing longer exposure times.

Pricing Stabilizes Across Naples

The median closed price across all property types for March came in at $575,000. While this represents a decline from February’s $645,000 median price, it also reflects the broader stabilization pattern we have been tracking since late 2025. Pricing across Naples is no longer experiencing the sharp upward acceleration seen during 2023 and 2024, but values remain substantially elevated compared to pre-2023 levels.

Breaking the market down further, the single-family home segment continues to show resilience with a median sales price of $764,250, while condominiums settled at $430,000. These numbers reinforce that demand for Naples real estate remains healthy overall, even as the market normalizes into a more sustainable pace.

Inventory Growth Is Creating More Opportunity

One of the most significant developments continues to be inventory growth. Overall Naples inventory reached 6,461 available properties in March, nearly double the number of homes available just two years ago. Single-family homes accounted for 2,979 active listings, while condominiums made up 3,483 units.

This increase in available inventory is creating a much healthier environment for buyers. During the height of the market, many purchasers were forced to make rapid decisions with limited negotiating leverage and minimal property selection. Today, buyers have more time to evaluate opportunities, compare neighborhoods, and negotiate terms more thoughtfully.

At the same time, inventory conditions are not uniform throughout Naples. Some neighborhoods and price points still have very limited supply, particularly in highly desirable waterfront and luxury segments, while other areas are experiencing significantly more competition among sellers. This uneven distribution is creating what can best be described as a highly localized market environment where strategy matters more than broad headlines.

For sellers, this means understanding the specific dynamics affecting their individual neighborhood and property type has become increasingly important. The market is rewarding precision rather than broad optimism.

Pending Sales Continue to Support the Market

Despite rising inventory, buyer demand has remained healthy through peak season. March pending sales reached 1,093 transactions, divided almost evenly between single-family homes at 517 pending contracts and condominiums at 575. Pending activity increased from February’s 1,061 transactions, reinforcing that buyers are continuing to engage with the market when value and pricing align.

Another notable metric is days on market, which held at 95 days in March. This further illustrates the balanced nature of today’s conditions. Homes are still selling, but the pace has normalized compared to the exceptionally rapid transaction cycles seen over the past several years.

Looking Ahead to the Summer Market

Looking ahead, the traditional seasonal slowdown will likely begin influencing activity levels as Naples moves into summer. However, several factors suggest the market remains positioned for stable and sustainable performance moving forward. Mortgage rates have shown greater consistency, inventory levels are providing meaningful choice, and buyer demand continues to support well-priced properties across multiple segments of the market.

Rather than dramatic swings, the Naples market appears to be settling into a more measured environment where informed decision-making, pricing discipline, and local expertise carry greater importance than they have in recent years.
