Fiddler's Creek

Golf optional, Club membership required · Gated · Resale: $250,000s – $4M

Fiddler's Creek is a gated, master-planned community in South Naples, off Collier Boulevard, on just under 4,000 acres, and it adjoins protected land. Much of it is not streets and houses. In the community's words, "More than two thirds of Fiddler's Creek is dedicated primarily to nature preserves."

Then the thing to get straight first. The beach and the boats are not at Fiddler's Creek. Both belong to the Tarpon Club, an optional paid membership, and neither facility sits inside the gates: the beach is on Marco Island, the marina on the Isles of Capri. Neither attaches to the house.

Do you have to join a club at Fiddler's Creek?

One of the three, yes. The Fiddler's Creek Foundation says so in its general manager profile, "Club and Spa is mandatory membership. Golf and Tarpon Club memberships are additional." The Club and Spa is a cost of owning, not an option. Price a house here and you price it with that membership in.

The other two are separate clubs, not levels of one thing. The Golf Club doesn't carry the beach and the Tarpon Club doesn't carry the golf, and you can join neither, either or both. Ask the Foundation for the mandatory membership terms in writing, ahead of any offer.

  • The Club and Spa. Mandatory. The one club actually on the property: pools, fitness center, spa, both restaurants.
  • The Golf Club. Optional. The Creek Course.
  • The Tarpon Club. Optional. The beach on Marco Island and the marina on the Isles of Capri.

Which Tarpon Club category you can apply for depends on what you buy: "Blue Memberships available to Fiddler's Creek new home buyers. Invitational Memberships available to Fiddler's Creek resale home buyers." That is decided at the purchase, not afterwards.

Where are the beach and the marina?

Elsewhere, and behind a membership. The club's wording: "Tarpon Club® membership includes beach access at the Beach Pavilion on Marco Island, preferred rates and services on boat storage at The Tarpon Club Marina on the Isles of Capri as well as a wide variety of social events both on and off shore."

Read the boat half of that closely, because the marina is a wet and dry facility with 180 slips and what a membership buys there is a rate, not a berth. So a boat owner is arranging two things in two places, a house here and a berth on the Isles of Capri. The berth is the harder half, and it's the one to settle first.

The community gives its distances in minutes: "Downtown Naples an easy 20 minutes away and your Marco Island beach is a scenic 15-minute drive. You can be at the marina in 10, and to the curb at the airport in under an hour."

What is on the property itself?

Two restaurants, both run by the Club and Spa. Caxambas sits at the main clubhouse, the Gator Grille out by the pool and the lake. Racquet sports run on six lighted Har-Tru tennis courts, with pickleball and bocce courts beside them.

What is the golf like?

Golf here is the Creek Course, an Arthur Hills design, and it belongs to the Golf Club, not to the house. Golfweek has listed it among its "100 Best Residential Golf Courses" every year since 2006. A 2025 project rerouted the course, resurfaced the tees, greens and fairways, and delivered a new golf clubhouse.

What kind of houses are behind the gate?

Two kinds of home, in near-equal share: low-rise condominiums at 51% of the housing, coach homes among them, and detached houses at 48%. Sizes go from about 1400 to about 6700 square feet, bedrooms 2 to 5, and the houses date from 1997 onward.

The neighborhood names are worth learning, because Callista II and Dorado are coach homes while Oyster Harbor is single-family houses. Hidden Cove is estate homesites with water on three sides.

Callista II and Dorado are built by the developer, and what the developer asks for a coach home there sits well above the resale floor. If a coach home was your cheaper way in, those two are the exception.

There is a trap in the names too. Allamanda IV, Hibiscus IV, Palmetto and Magnolia are floor plans, not neighborhoods. They surface in listings as though they were places, so a search built on one will skip houses you'd have wanted to see.

Resale prices open in the $250,000s and reach around $4 million, and new construction from the developer sits above that.

What does it cost to carry a house here?

It depends which neighborhood the house sits in. Each one is maintained by its own association, so the monthly charge follows the neighborhood as much as the house. No single figure describes the community, so get it for the specific address.

The older condominium buildings fall under Florida rules on structural inspection and on reserves big enough to pay for the work an inspection calls for. Two questions then: what the last inspection said, and whether the money is in the account. Those answers decide whether the charge stays level or a special assessment turns up.

Inside the gate sit just under 4,000 acres, two restaurants, six tennis courts and the Creek Course. The beach and the boats are memberships, on Marco Island and the Isles of Capri. At Fiddler's Creek, salt water is a decision made separately from the house.
