Wildblue

Around $700/mo

WildBlue is 1,096 houses built around a lake system in unincorporated Lee County, on Corkscrew Road about four miles east of the interstate. Every one of them is a detached single-family home. There are no townhouses, no villas and no condominiums here, and there is no golf course inside the gates.

One name covers three separately platted neighborhoods, and working out which one a house sits in comes before everything else. WildBlue holds 417 homes, WildBlue Southwest 256 and VistaBlue 423. All three sit inside one master planned development that Lee County approved for 1,096 units, and every listing carries the same area name. They are not one price bracket, though, and they don't share one set of governing documents.

Where is WildBlue?

Outside any city or village limit, on the east side of I-75. The turn is exit 123, with the community roughly four miles east of there on Corkscrew Road and Alico Road running along its northern side. Addresses read Fort Myers because of the postal district, which is a mailing convention rather than a city boundary. The community is gated, and the gate house, about 1,200 square feet of it, went up in 2019.

What are the three neighborhoods, and what do they cost?

Three plats and three price levels. A single span across all of them would describe none of them:

  • WildBlue, 417 homes, from around $1.3 million to around $5 million.
  • WildBlue Southwest, 256 homes, between the $630,000s and around $2 million.
  • VistaBlue, 423 homes, between the $600,000s and around $2 million.

Spelling matters while you search: it's VistaBlue, one word, and WildBlue takes its capital B in the middle. WildBlue Southwest and VistaBlue each have a homeowners association of their own, Aqua Shore at WildBlue Homeowners Association and VistaBlue Homeowners Association. WildBlue Master Property Owners Association sits above them, and association dues come to around $700 a month.

What's built at the club, and what isn't?

Two clubhouses stand on the club site, and a third is promised with nothing built for it. The whole community shares that one site of about eighteen and a half acres on WildBlue Boulevard. One building there runs about 13,900 square feet and was finished in 2021, and a second of about 21,200 square feet followed in 2024. A small restroom building sits alongside, and the community's own site calls the pair the Amenity Center and Social Club and the WildBlue Sports Club.

The third is The Club at WildBlue, and this is how the club site describes it: "At the heart of the community, poised on a 20-acre peninsula overlooking WildBlue Lake is The Club at WildBlue coming soon, and the recently opened WildBlue Sports Club." No opening date is published. Anything you read describing what will be inside that building is describing something nobody has built.

For the two buildings that are open, the club names a resort pool, a fitness center and dining. The gym runs around the clock: "Club access to Fitness Center is 24/7 via key fob."

One club site serves the whole community, but what any particular house may use is set by that house's own documents. Confirm the access position in writing for the exact address, whichever of the three neighborhoods it sits in.

Can you keep a boat here?

On the lake, yes. Homes on the water have private docks, and a dock belongs to its owner rather than to the community. Removing one and putting it back is done by the homeowner's own contractor, at the homeowner's expense, and there is a community boat ramp as well. Water is the organizing idea here rather than a garnish. Of the 2,960 acres Lee County approved, 887 went to surface water management.

What you may put on that water is the part to settle first. Engine size, boat length and whether personal watercraft are allowed all sit in the master covenants, so get a copy and read that section.

What's next to it?

Preserved land on a large scale, and a mine. Lee County's approval set 1,355 acres aside as conservation against 710 acres of housing, out of 2,960 in all. Along the northern boundary, on Alico Road, the neighboring land is industrial. Martin Marietta Materials holds roughly 620 acres of it, and part of that holding is active mining.

WildBlue was built by more than one company: Pulte and Lennar both hold land inside it, so the houses here don't run to a single builder's catalog.
