Talis Park

Talis Park is gated, and it sits on Livingston Road in North Naples, north of Immokalee Road. The golf club's address is 16665 Toscana Circle. The developer, Kitson & Partners, calls it the Talis Park gated golf course community in its own announcements. What it says it builds here are terrace homes, penthouse-style condominiums, coach homes, single-family villas, single-family residences and estate homes.

A purchase here turns on the club: membership is required in order to use the amenities. The golf, the dining rooms, the spa, the fitness studio and the sports complex all sit behind a membership, not behind the deed to the house. The club also publishes no money of any kind, so what it costs to join is a question only the club can answer for you.

Do I need a club membership at Talis Park?

To use anything the club runs, yes. The club puts it plainly: "To enjoy the wonderful amenities Talis Park offers, membership is required." Two categories are published, and golf is what separates them. A "Resident Equity Golf Member" has "privilege to the entire community and its amenities, year-round, with Reciprocal Privileges in the Summer (May - October)". A "Resident Equity Sport Member" has that same year-round privilege "except Golf during peak season without Golf Member accompanied (limited)". The club publishes no category for anyone outside the community. The only line it draws between the two is golf access and the time of year, and nothing about the member.

What does the club cost?

Nothing on that is published: no initiation figure, no equity contribution, no dues schedule, no capital assessment, no food and beverage minimum, no transfer charge. So there's no public figure to budget from, and written terms from the club, naming the home being bought, are what you want in hand before anything is signed. It is the one step worth insisting on.

What is the golf course like?

One course, not two. It runs 18 holes, co-designed by Greg Norman and Pete Dye, measuring just over 7,000 yards from the championship tee across 133 acres of turf. The club writes about the course in the singular on every mention, a front nine and a back nine. It "was renovated in 2023 with all new irrigation, new turfgrass, and TifEagle greens." The club describes the playing surfaces as "100% Platinum Paspalum fairways, tees, approaches, and rough." Practice is a 9-acre facility with a double-sided tee, synthetic turf on both sides, two short-game areas and a putting green. Members also have an indoor Trackman simulator.

What else is on site?

Vyne House holds a Grill Room and a Ballroom, and a resort-style heated pool with cabana lounging sits beside the Grill Room. The Sports Pub at Casa Cortese pairs a full-service bar with a lunch eatery, billiards, cornhole, shuffleboard, an indoor golf simulator and large televisions. Cafe Fiona's opens daily with a cooked-to-order breakfast menu, in an intimate setting along the Great Lawn just north of the Core Fitness building. The fitness studio opens by keypad 24 hours a day, 7 days a week, though the fitness and TPI professionals are on staff during operating hours only. The Esprit Spa is here too.

The sports complex covers three acres and holds five lighted Har-Tru tennis courts, 4 lighted pickleball courts, four bocce lanes and a 50-foot lap pool. Seating pavilions, a tennis pro shop, a playground and basketball hoops come with it. Walking trails run through preserve areas around the perimeter of the community. There's no beach club, and nothing the community owns stands on the water.

Why does the name Tuscany Reserve keep coming up?

Because that's what this place was called first, and the name still sits in old paperwork and old search results. The developer's published account is that the golf course was built for WCI Communities on what had been tomato fields. It opened in the mid-2000s as the centerpiece of Tuscany Reserve Golf Club. WCI filed for bankruptcy in 2008. Kitson & Partners says it acquired the property in 2012 and renamed it Talis Park, and no date for the renaming itself is published anywhere.

What have homes here sold for?

Homes have sold from the $700,000s to around $9 million, with 2 to 5 bedrooms. Read that span as a general one, because it covers everything from a condominium to an estate home under a single community name that sits across separately platted neighborhoods. Neither end of it belongs to any one address or product type.

What should you pin down before an offer?

• Written terms and costs for club membership, tied to the home being bought.
• Which body bills the recurring assessment on that home, what it covers, and the period it runs for.
• The rules in force, plus the declaration they sit under, issued by the association.
• Pet limits and lease terms, which live in those documents rather than in a listing.

One last detail from inside the fitness building: a Pilates Reformer sits in a room built specifically for private Pilates sessions.
