Tiburón
Golf optional · Gated · Condos: budget around $2,000/mo
Two buildings stand side by side on Tiburón Drive. One is the 27,000-square-foot Mediterranean-style clubhouse of Tiburón Golf Club, with three dining rooms, locker rooms, lounges and the golf shop. The other is The Ritz-Carlton Naples, Tiburón, a 295-room hotel. Around both run two Greg Norman golf courses, and around the courses sit the condominium buildings and single-family enclaves that make up the community.
Upstairs in the clubhouse, Sydney's Pub opens at 11 a.m. every day, with tables inside, on a balcony and on a bar terrace above the course. Monday has a happy hour from 4 to 7 p.m. Members also have The Vault, a games room with a sports simulator, a pool table, darts and a full bar. Every room just described is the club's, though, and a deed here doesn't include them. Keep the two apart as you read on.
What is the golf like at Tiburón?
Two par-72 courses, each played from five tee sets. The Gold opened in 1998 and stretches to 7,382 yards, while the Black opened in 2001 and reaches 6,949. As the club describes the design, "Tiburón golfers enjoy unique stacked sod wall bunkers, coquina shell waste bunkers and the absence of conventional rough." Those coquina areas are waste areas, so a player may ground a club in them.
Tiburón Golf Club calls itself semi-private. It sells tee times to the public at a rate that moves with demand, and it runs Stay & Play packages for hotel guests, so visitors share the fairways. A resident can play as a club member or book a tee time like anyone else. The club runs within Troon's network.
The PGA TOUR Champions' Chubb Classic was played on the Black Course from 13 to 15 February 2026. The LPGA scheduled its season finale, the CME Group Tour Championship, at Tiburón for 19 to 22 November 2026. For the tour events, club members get passes to a members-only grandstand at the 18th green.
The Tiburón Golf Academy teaches on site, with private lessons, golf schools that run over several days, and junior camps. Coaching starts from a physical screening, then moves through short game, full swing, course management and the mental side of a round.
What else does the clubhouse hold?
Members have a fitness and health club with personal trainers, plus massage and physical therapy in the building, and the club lists clubhouse dining among the membership privileges.
Downstairs, The Melbourne is the main event room, its covered patio and fire pit facing the Gold Course. The Back Lawn, The Rotunda, The Club Room and a dining room seating 25 are booked for dinners, receptions and weddings. They're hired by the event, not handed out as a membership perk.
How far is Tiburón from the beach, the shops and the airport?
The entrance is on Tiburón Boulevard East, off Airport-Pulling Road near its corner with Vanderbilt Beach Road in North Naples. From that gate, with free-flowing traffic (heavier traffic adds time):
- NCH North Naples Hospital, about 2.8 miles (roughly 5 minutes)
- Mercato, about 3.2 miles (6 minutes)
- Vanderbilt Beach, about 4.3 miles (9 minutes)
- Waterside Shops, about 5.5 miles (9 minutes)
- Fifth Avenue South, about 10 miles (19 minutes)
- Southwest Florida International Airport, about 23.5 miles (31 minutes)
What kinds of homes are there, and what do they cost?
Condominiums and houses, priced as two different markets. The homes date from 2000 onward, the early years of the two courses.
Castillo and Bolero are low-rise condominium buildings. Ventanas, Marquesa Royale and Esperanza are mid-rise. Marquesa Royale's founding documents, drawn up in 2008 by its developer, WCI Communities, set out eight buildings of six homes each, 48 in all, with three floors of homes over parking. Its pool is gated, with a hot spa and a grilling area beside it. Condominiums here measure about 1,050 to about 3,250 square feet, with 1 to 4 bedrooms, and sold from the $600,000s to around $3 million.
The houses stand in their own enclaves: Marsala, Norman Estates, Serafina and Escada. They run from about 3,000 to about 7,000 square feet, with 3 to 5 bedrooms, and sold from around $2.5 million to around $6.5 million.
Does a home at Tiburón come with the club?
No. Club membership is a separate purchase, made from the club, with a separate initiation fee. The club's line is that "Medallion Memberships are available to residents of Tiburón communities." Residents choose between two categories.
Medallion gives year-round golf for the cart fee, with tee times bookable 60 days ahead. The club says "A portion of your initiation fee is refundable." Signature gives golf from May through October at a reduced rate, booked 10 days ahead. People who live outside Tiburón can join only as Associate members. The club showed a wait list for Associate membership in October 2026.
The hotel works the same way. The club's membership sheets list complimentary access to The Reservoir, the hotel's heated pool with a lazy river, a water slide and a separate pool for children, and access to four Har-Tru tennis courts. Those come with a membership; a home purchase alone gets you neither the pool nor the courts.
The club publishes no prices for any category. Get the golf costs from the club in writing at the same time as the price of the home, because for a golfer they are part of the same decision.
What do the associations charge?
Every home sits under two associations. The Tiburón Estates Homeowners' Association covers the whole community, and every neighborhood adds a second association alongside it. In Marquesa Royale, the neighborhood association folds the master assessments into its own budget and collects both from owners. Elsewhere a listing may quote one layer or both, so confirm which before comparing two homes.
For a condominium, budget around $2,000 a month in association fees. Treat that as a ceiling to plan against, since most condominiums here sit below it and some sit well below.
Can you rent out a home at Tiburón?
Sometimes. Each neighborhood sets its own leasing rules, so if you're buying to lease, get that neighborhood's rules before you commit. Marquesa Royale is the one that publishes them. A lease there runs at least 30 days and no longer than a year, each home can be leased four times a calendar year at most, and Airbnb, VRBO and similar platforms are off the table. Castillo, Serafina and the other neighborhoods write their own.
