Allegro

Sold $1.1M – $3.5M · Around $3,200/mo

Allegro is one 14-story condominium tower at 4031 Gulf Shore Boulevard North in Park Shore, Naples, completed in 1980 and holding 76 apartments. Its west side looks out over the Gulf of Mexico, and its east side over Venetian Bay, which lies across the boulevard.

The rules shape a purchase here more than the views do. Every sale needs the board's written approval, and an apartment may be let only once per calendar year, never for less than 90 days. With a pet limit of one dog or cat at 15 pounds or less, short-term rental income and a larger dog are both off the table.

What are the apartments like?

Apartments run from 2 to 3 bedrooms, some of them on the penthouse floors, and the three highest of the 14 floors have a layout of their own. Homes in the tower have sold from around $1.1 million to around $3.5 million. An apartment's place in the tower decides whether it sees the Gulf, the bay or both, and the association says every room was designed around floor-to-ceiling windows.

Every apartment also has its own storage room off the shared corridor. You enter it from the hallway, not from inside the home, and the condominium documents treat the space as part of the apartment.

Parking is a numbered space allotted to the apartment, usually beneath the building. It goes with the apartment when it sells and can never be sold on its own. If you have two cars, raise the second with the association early.

What's on site at Allegro?

The association lists these facilities on site:

  • a social room facing west toward the Gulf, with a full kitchen, island counters, a TV and lounge area and a dining area, used for owners' private parties and for gatherings of the whole building
  • two fitness rooms, side by side
  • a pool and spa overlooking a landscaped park, with the Gulf beyond it
  • a cabana with an outdoor kitchen, two gas grills, tables, chairs and lounges, plus a men's restroom and a women's restroom, each with a shower
  • two guest suites owners can reserve for visitors: one with two queen beds that sleeps four and is fitted out for accessibility, and a two-bedroom suite with a living area that sleeps six

No boat slip comes with any apartment under the condominium documents.

Venetian Village, the Village on Venetian Bay, sits across Gulf Shore Boulevard, roughly 0.15 mile away as the crow flies and roughly 0.3 mile by car.

Do bigger apartments pay a bigger assessment?

No: every apartment pays the same condominium assessment. Each one owns an equal 1/76 slice of the common property, with each owner's portion of the common expenses following that fraction. A compact two-bedroom pays exactly what the biggest penthouse pays, so measured per square foot, the smaller apartments carry the heavier load. The association bills the assessment quarterly, in advance.

The association says owners don't have to join any other association, so this assessment is the only compulsory association charge it discloses.

Why does the building's age matter?

Allegro is more than 45 years old and rises 14 stories, which puts it fully under the safety rules Florida brought in for condominium buildings. Its first structural inspection, carried out by an engineer or an architect, was due no later than the close of 2024. The association must also set aside repair money based on a professional study of the structure, the roof and every other major system.

What the inspector found and how much sits in reserve decide whether a buyer takes on a steady assessment or a big one-time bill. Ask first for three documents: the adopted budget, the reserve study and the inspector's report.

What are Allegro's leasing and pet rules?

Leasing is allowed within tight limits. Only the whole apartment may be let, to an individual, on a written lease the association has approved. The cap is one lease a calendar year, lasting 90 days to one year. The tenant has no option to renew, but the board may approve the same lease for a further year. Subletting is forbidden, and the board allows another lease in that calendar year only where it accepts this would prevent hardship.

While a lease runs, the owner can't use the recreation or parking facilities, except as another owner's guest.

When the owner is away and the apartment isn't let, the condominium documents also cap how many guest stays there can be and how long each lasts. The association needs notice ahead of time, so check those caps before you promise the place to visitors.

The pet rule allows a single dog or a single cat per apartment, at no more than 15 pounds fully grown. No other kind of animal is permitted, and the board can set further rules on how pets are kept.

How does buying at Allegro work?

No sale can close until the board approves it in writing. The seller has to notify the association a minimum of 30 days before closing, and the board may ask to interview you, so build in that lead time. A purchase in the name of a trust or company needs one approved person designated as primary occupant.

Castle Group manages the building, and Allegro's general manager is the starting point for its documents and approvals.
