Meridian Club

The Meridian Club stands at 4901 Gulf Shore Boulevard North, where the boulevard ends at the northern edge of Park Shore in Naples. Its 85 condominium homes fill a single tower, finished in 1981 and governed by one association, Meridian Club Condominium Association, Inc. The association's paperwork often shortens the name to the Meridian.

The rule most likely to settle the question for you is about pets. Each home is allowed a single pet, dog or cat, under 25 pounds, and no tenant may have one at all. If your dog weighs more, this is the wrong building.

What are the homes like at the Meridian Club?

Every home starts from the same footprint. As the association describes them, each has roughly 2,000 square feet inside and a wraparound balcony of roughly 400 square feet, laid out as two bedrooms and a den or as three bedrooms. Both versions have three bathrooms.

One home sits alone on the ground floor. Every residential floor above it holds four, the numbering skips 13, and four penthouses share the top level of what the association calls a 22-floor building.

What's shared, and how do the gate and parking work?

Everything shared is the condominium's own, not a club's, and owners pay no rent or land-use fee to use any of it. The association lists these on the property:

• At pool level: the pool itself, a spa, saunas, outdoor grills, restrooms and a bar-and-grill area the rules call the chickee bar
• One level up, on the deck built over the garage: two pickleball courts, a tennis court, a shuffleboard court and the fitness room
• Indoors: a social room overlooking the pool, with a kitchen and bar, a separate club room with no kitchen, and a library on the lobby floor

The property, three and a half acres by the association's measure, sits behind its own gate. Owners carry remote openers, visitors ring the front desk from an entry phone at the gate, and the desk controls access around the clock, every day of the year.

Each home gets one assigned, covered space in the parking garage, a separate structure reached across a marked crosswalk, plus its own assigned storage locker. A second car parks outside in the roadway spaces by the entrance gate, and there are bicycle racks and an area for washing cars.

The shops and restaurants of Venetian Village, on Venetian Bay, are roughly three quarters of a mile to the south down Gulf Shore Boulevard North.

What does it cost to own at the Meridian Club?

Budget around $2,400 a month (2026) for the regular assessment. The association quotes one figure for every home, because each holds an equal one-eighty-fifth share of the building. It's billed quarterly and in advance, with payments due January 1, April 1, July 1 and October 1.

Every owner also belongs to a second body, the Commons "W" Association, Inc., which has five member associations and gives the Meridian a fifth of the vote. Its small charge is already folded into the quarterly bill, so you pay one assessment, not two. To see what that assessment covers, ask for the current budget.

Homes in this tower have sold from around $2 million to around $2.6 million.

A building finished in 1981 raises one more cost question, and it's about the structure. Florida requires towers like this one to have periodic structural inspections and to keep money set aside for the structure, and the first inspection here had a deadline of December 31, 2024. Two documents will largely settle whether the regular bill simply holds or owners face a special assessment: the inspection report and the structure's reserve study. Ask for both, with the current budget, before the inspection period in your contract runs out.

Can you rent out a home or keep a pet?

You can rent the home out once a year, for at least 90 days and at most 12 months, and subleasing isn't allowed. The board has to approve each tenant, interview included, before anyone moves in.

The pet allowance belongs to the owner alone, since tenants can't keep one and visitors may not bring one in. Inside the building a pet has to be carried, and the rules set aside a designated dog-walk area.

How long do buying and renovating take?

Buying here includes an approval step, so leave room for it in the contract timeline. The association wants its application in hand 30 days or more before closing, interviews the buyer, and has to approve the sale before the new owner can move in.

A renovation takes a season's planning. The board signs off on the plans first, a licensed contractor has to run the job, and owners can't act as their own builder. The association also charges an impact fee, worked out as a share of the construction cost up to a cap. Building work is confined to weekdays from May through October, so a winter closing followed by a remodel means waiting until May to begin.
