Moody River Estates
Moody River Estates
Moody River Estates is 775 homes in North Fort Myers, off Hancock Bridge Parkway about a mile west of US 41 and north of the Caloosahatchee River. No municipality's limits touch it, and it's two products rather than one: 503 single-family houses and 272 condominium units.
Start with the name, because it promises water the place doesn't have. There is no river called the Moody, and the lakes inside the community are engineered drainage that nobody may boat, swim or fish on. If a boat is the reason you're looking here, that one fact is likely to decide the place for you.
Is there a river at Moody River Estates?
No. The 21 numbered lakes are infrastructure, the master drainage system for the whole community, built to hold and move stormwater. Recreation on them is out, under a policy adopted in May 2015 "prohibiting boating, swimming, fishing and other recreational activities within the Ponds for any purposes other than for maintenance or repair of such Ponds." Ponds is the rule's word for those lakes, and new "No Fishing" signs went up in 2026. About 188 of the houses back onto one, and a view is all it is: no dock, no kayak, no line in the water.
Can you keep a boat behind the house?
At 21 addresses, yes. Seaside Harbour Drive and Seaside Key Court hold 71 houses that back onto the Moody Canal instead of a lake, and 21 of them have a boat dock recorded behind them. Two streets, a minority of the homes on them, and nothing of the kind anywhere else here.
Building a new dock is a project rather than a weekend. The master association's Architectural Review Committee approves it and permits come from Lee County. Because the drainage system and the canal bank are both involved, a deposit and a signed deposit agreement come before any work, an inspection follows at the end, and legal and engineering costs are taken out of that deposit. The association's covenant also caps the walkway leading out to a dock: "no more than 4 feet wide to avoid native vegetation to the maximum extent possible." An owner who built a wider one was made to bring it back.
There is also a ramp that owners here use, reaching Hancock Creek and from there the Caloosahatchee. The ramp is not part of the community. It sits on separately owned land east of Moody Road, outside the boundary, and upkeep falls to the master association under an arrangement with the landowner. Boats kept there have to be titled to an owner in the community. Anyone buying for the ramp should ask the association for the agreement that governs it, in writing, and read it before signing anything.
Houses or condominiums?
Both, and they sell into bands that barely touch:
- Houses. 503 of them, sold from the $330,000s to around $650,000 and running from about 1580 to about 3600 square feet. Most stand on a single floor, 363 against 140 on two, and a private pool sits behind 288 of them.
- Condominiums. 272 units, coach homes and carriage homes, sold between the $200,000s and around $260,000. They run from about 1360 to about 2200 square feet.
No condominium building here rises above two stories. A coach home is a two-story building with a single-level home upstairs and another downstairs, and carriage homes are mostly two-story homes. Nothing attached here is a townhouse, however it reads on a listing.
Who does a condominium owner pay?
Two bodies, not one. The 272 units are split across eight separate condominiums: Coach Homes I through V and Carriage Homes I through III. Each has a board and a budget of its own, and all eight sit underneath a single master association. So a coach home arrives with a condominium assessment and a master assessment, drawn from two sets of books. Ask for both figures in writing, and treat either one on its own as half the answer.
Every owner here belongs to the master association, house or condominium, and that membership comes with the property rather than by application. Nobody opts out.
How old are the homes?
Building came in two waves with a long pause between them. Roughly 180 houses went up between 2005 and 2007, then almost nothing for five years, then about 275 more between 2013 and 2017. The condominiums date from 2005 to 2007, apart from 44 units in Carriage Homes III and Coach Homes V that were only finished in 2023. Two buildings that look alike from the street can be eighteen years apart, so the year matters more than the street.
What else is inside the community?
The clubhouse sits at 3050 Moody River Boulevard, and a second, smaller pool sits elsewhere in the community, along with a gazebo and an ornamental bridge. Wetland and upland preserve tracts take up the ground beyond them, held under conservation easements that mean nobody can build on them and nobody can clear them.
