Winding Cypress

Gated · $450,000s – $1.5M · About $520–$590/mo, billed quarterly

Winding Cypress is a 766-home community in Naples, built by DiVosta Homes. It's gated and entry is controlled. One homeowners association runs it, from an office inside the community at 7180 Winding Cypress Drive. Each home has a lot to itself, detached house or attached villa, and there are no condominiums anywhere in it. The place is finished: homes were completed between 2015 and 2023, no lots sit unsold, and nothing further is going up.

The thing that moves a decision here is the money outside the purchase price. A resale capital assessment is part of every purchase, and the declaration pins down when it falls due: "The Resale Capital Assessment will be collected at closing and, upon payment, may be used to pay any Common Expenses." The buyer pays it. The seller does not. It stands at around $1,050, separate from the money that buys the house, and you won't see it on a listing. Each year the board fixes the amount, so ask which figure applies at your closing.

What kind of homes are at Winding Cypress?

Three series, each named for the width of the lot it sits on. The Estate Series takes the 65-foot lots and accounts for 206 homes. The Classic Series sits on 50-foot lots and is the biggest group at 408. The Villa Series takes the 35-foot lots, 152 homes, and those villas are attached. So roughly four in five homes here are detached and one in five share a wall. Bedrooms run two to five, and sold prices start in the $450,000s with the highest around $1.5 million, a reach that covers three deliberately different products.

What are the HOA fees at Winding Cypress?

Budget about $590 a month. Bills arrive quarterly, so it lands as four payments a year instead of twelve. The three series don't pay alike. Grounds maintenance is apportioned by the width of the lot, so the wider the lot, the larger the share a home carries. Beyond grounds work, the adopted budget names a common area charge, a neighborhood assessment, the association's operating costs, an assessment toward the Shady Palm Cafe, and reserves. One association bills all of it, and nothing sits above it collecting a second assessment.

Reserves are held in a separately funded replacement fund for major repairs and replacements, and the association's finances are independently audited every year with the audit published, which is worth an hour of a buyer's time. The board can still vote a special assessment when it decides something needs paying for, so ask what has been levied before.

What is the cafe minimum, and what happens if you never use it?

Every owner owes an annual food and beverage minimum, and it has to be spent at the Shady Palm Cafe, the association's own poolside bar and restaurant. It runs to around $484 for 2026, payable with the year's opening assessment. The declaration leaves nothing to interpretation about the remainder: "The Food and Beverage Minimum Assessment must be used in full by the end of the fiscal year. Therefore, no unused Food and Beverage Minimum within the fiscal year shall be reimbursed or carried over to the following fiscal year." Eat there or don't, because the charge is identical either way. The amount is a board decision, and it has moved in both directions.

Can you rent out a home at Winding Cypress?

Only on long terms. The limits are precise:

  • Thirty continuous days is the shortest lease, one year the longest.
  • Three leases a calendar year is the ceiling.
  • Thirty days must pass before the next lease begins.
  • Association approval on every lease.
  • No advertising a term shorter than thirty days.

A week in season is not on offer at any price, so anyone buying to let by the night or the week is looking at the wrong community. Pets run to three household animals per home, and the rules shut out wolf hybrids, pit bulls and any dog that behaves aggressively. That limit lives in the association's rules rather than in the declaration, which means a board vote can move it.

What is there to do, and what isn't provided?

The association owns and operates the recreation itself, so there's no separate club and no joining fee on top. The pool and spa are resort-style, with the Shady Palm Cafe beside the water. There's an amenity center, a fitness center open from 5am to midnight, a movement room for classes, four pickleball courts and five clay tennis courts, a dog park, bocce courts, a fire pit and community gardens.

Two absences worth knowing. The pool has no lifeguard, and the pool deck is electronically monitored instead of staffed. As for the gate, it controls cars and the association promises nothing further, in its own capital letters: "THE ASSOCIATION DOES NOT MAKE ANY REPRESENTATIONS OR WARRANTIES WHATSOEVER AS TO THE SECURITY OF WINDING CYPRESS OR THE EFFECTIVENESS OF ANY SUCH ACTIVITIES."

What is on the other side of the fence?

Conservation land, most of it state-owned, in large tracts along the boundary, and one state conservation tract touches the community outright. Inside the boundary the arithmetic runs the same way, with roughly 790 acres of wetland and marsh, about 75 acres of lake, and about 142 acres of residential lots. Houses take up the smallest share of Winding Cypress by a wide margin.
